About Pazuri at Vipingo

Pazuri at Vipingo is a master planned estate adjacent to the luxurious Vipingo Ridge coastal retreat. Residents of Pazuri will be offered the rare opportunity to join and subscribe for membership to the adjacent Vipingo Ridge Golf Club, which has Africa’s only UKPGA-accredited 18-hole golf course. Our Vision

Our vision is to develop a master-planned and professionally managed estate where owners can choose to enjoy the benefits of permanent residence or to use their house as a holiday home and to generate an investment income when it is rented out to holiday makers.

HOUSE TYPES

The development comprising 372 units is located on a 105 acre plot and there are three house types with a choice of two, three and four bedroom units with all bedrooms ensuite.

Each house has an entertainment space on the roof and the bedrooms of each house can be accessed externally so that different rooms can be used independently where the owner wants to maximise investment income.

All of the houses have been designed with the climate at the coast in mind. Ceilings heights are higher than usual and window and door opening are generous to aid air circulation and keep temperatures down.

Room sizes are large enough to provide for maximum comfort while also being manageable for cleaning and maintenance.

There are no walls within Pazuri Vipingo and garden areas are separated from each other by soft landscaping features. Car parking is provided in front of each house.

HOW TO BUY

The first tranche of 30 houses has now been released to the market and this is a selection of Mangrove two bedroom bungalows, Sycamore three bedroom bungalows and Baobab four bedroom villa.

Houses are reserved and withdrawn from the market on receipt of a booking fee of Kshs 200,000. The booking fee must be topped up to a 20% deposit and the Sale Agreement signed within four weeks of the booking.

Stage payments are then made as follows

20% on floor slab completion

20% on roof completion

20% on shell completion

20% on handing over

THE INVESTMENT CASE

Some buyers may wish to buy a home and then reside permanently within Pazuri Vipingo to enjoy the fresh air, spare and tranquility with fantastic ocean views and wonderful amenities nearby. For buyers who wish to make investment returns on their house purchase, we would anticipate the following initial scenario for investment returns.

Place the house in the rental pool for 10 months each year

Kshs 5,000 nett for each room per night

60% utilisation of rooms sold via the rental pool

= annual income of Kshs 1,825,000

= 15.2% annual return on investment

Rental income will come from two main sources, Vipingo Ridge and Bonfire Adventures. Vipingo Ridge has only limited accommodation to service their events and conferences market and we have entered into an arrangement where we shall offer serviced accommodation to enable the marketing of Vipingo Ridge events to larger groups.

We have also entered into a partnership with Bonfire Adventures, Kenya’s leading travel agency of 2018. Bonfire Adventures will market competitively priced package holidays to Pazuri Vipingo by air, SGR and overland and a huge demand from the domestic tourist market is anticipated.

Pazuri Vipingo will manage the letting of the houses in the rental pool and arrange all linen changes and cleaning. Houses in the rental pool will be rotated so that each owner enjoys a fair proportion of rental income which will be paid to home owners’ accounts at the end of each month.

The amenities at Vipingo Ridge are centred around the world famous golf course, the only UK PGA recognised golf course in Africa. In addition to playing a round on the challenging 18 hole course, there is plenty to do for all age groups in the family including:

Additional water sports facilities and other amenities are currently in the planning stage and will be announced soon.

LOCATION

Vipingo is located 35 kilometres north of Mombasa on the Mombasa to Malindi highway which is soon to be upgraded to a dual carriageway. The site is less than a one-hour drive from both the SGR Terminal and Moi International Airport and there are daily flights directly to the adjacent Vipingo Ridge airstrip from Wilson Airport.
